Communal spaces with a modern-eclectic vibe

BTR interiors must appeal to a broad range of people. This includes millennials, overseas professionals on secondment, and downsizers who are swapping the big house for a well-managed, hassle-free slice of London life.

On top of this, designs must be robust. We can’t select furniture and materials based solely on how they look. A chair, for instance, will have to weather structural stress. And fabrics will need to be selected for their high thread count, weave tightness, colourfastness and stain resistance.

Colour, comfort and curios

We filled a wall with abstract collages in shades of pastel green, purple and peach. Designed armchairs in a buff and dove grey chevron-striped pattern. And added nature-inspired cushions.

Then we peppered the space with recognisable design classics, like Jonathan Adler’s decorative Menagerie Horse and Patricia Urquiola’s playful fishbone coffee table.

Designers make sense of a space, they structure it, adorn it and give it an identity. Then people fill it, use it, and bring all those design features to life.

Size matters

When there are vast areas to fill, we like to design and make a lot of the furniture ourselves.

We make regular trips to the manufacturers, listen out for squeaks and creaks, test different cushioning, and handpick textiles that won’t easily damage.

The result is an ownable look that hits that all-important sweet spot of comfort, durability and affordability.

Glam rock

We created this dining table from six pieces of Brazilian Fusion Marble, which we sharply defined by a network of brass inlay, and book-matched in the middle for perfect symmetry.

We hope this piece will accommodate elbows, wine glasses and dinner plates for many years to come.

Work and play

To capitalise on square footage, mixed-use spaces must work from sunrise to sunset. They can’t give out club vibes while people work. Equally, they can’t feel like the set of This Morning once people have downed tools and poured their first rosé.

Balance it right and your communal areas will be able to segue seamlessly between work, rest and play with just the flick of a light switch.

We like to incorporate ‘Insta moments’ into our BTR designs – as it encourages tenants to shoot, share and build a viral occupancy that will attract like-minded people.
